BCR SAFI afronta millonarias pérdidas tras compra de Parque del Pacífico
El Fondo de Inversión Inmobiliario del Banco de Costa Rica (BCR SAFI) enfrenta serios desafíos financieros después de adquirir el Parque Empresarial del Pacífico (PEP) en 2020. Al cierre del primer semestre de 2024, las pérdidas superan los $30 millones, una cifra que contrasta fuertemente con las ganancias de $3,4 millones obtenidas en el mismo período del año anterior, según el informe BCR SAFI-0624 de la calificadora de riesgo SCR.
La adquisición del parque empresarial, anteriormente propiedad del exdiputado Humberto Vargas, ha generado un impacto negativo significativo. Una de las principales razones detrás de esta pérdida es el aumento del 292% en los gastos de mejoras para el complejo, lo que ha afectado gravemente las finanzas del fondo.
Problemas financieros y altas deudas
A pesar de estar entre los fondos más grandes del mercado costarricense, BCR SAFI ha experimentado una disminución del 8% en sus activos administrativos. La situación empeora con la caída en los ingresos por arrendamiento, lo que llevó a que la relación entre gastos financieros e ingresos por alquiler aumentara considerablemente. En 2023, este porcentaje era del 42%, pero a junio de 2024 ya alcanzaba el 53%.
Para reducir sus gastos, el fondo vendió varias propiedades, entre ellas, siete inmuebles a la empresa El Lagar por $26 millones y el Hospital La Católica por $19 millones. Estas ventas ayudaron a reducir el apalancamiento (nivel de deuda) del fondo, que pasó del 41% en 2022 al 35% a mediados de 2024. No obstante, el endeudamiento sigue siendo superior al promedio del mercado, lo que incrementa su exposición a riesgos financieros.
Desocupación y baja en calificaciones
Otro factor que afecta gravemente la situación del PEP es su alto nivel de desocupación. A pesar de las inversiones en mejoras, más del 60% de las instalaciones del parque permanecen vacías, lo que representa un obstáculo para atraer nuevos arrendatarios. En junio de 2024, el PEP registraba más de 271 mil metros cuadrados desocupados, cifra que se ha incrementado notablemente desde el año anterior.
El valor del parque también se ha desplomado, ya que fue adquirido por $70 millones, pero su último avalúo lo sitúa en apenas $28 millones. Esta devaluación, cercana al 60%, ha sido uno de los principales factores que llevó a la calificadora SCR a reducir la calificación del fondo y su programa de emisión de deuda.
Investigaciones en curso
La compra del PEP no solo ha generado problemas financieros, sino que ha levantado sospechas de irregularidades. El 26 de agosto de 2024, la directiva de BCR SAFI presentó una denuncia penal ante el Ministerio Público para investigar posibles delitos relacionados con la compra del parque a un sobreprecio y la destrucción de documentos. La Fiscalía Adjunta de Probidad, Transparencia y Anticorrupción (Fapta) ya había abierto una causa relacionada con estos hechos.
Las pérdidas acumuladas, la alta morosidad y la falta de ocupación son factores que continúan afectando el flujo de ingresos de los inversionistas del fondo.
