¿Interesado en adquirir un bono de vivienda? Estos son los requisitos
Los interesados deben de tomar en cuenta que es un beneficio otorgado solo una vez.
Sin duda que los bonos de vivienda, pueden ser una salvada para aquellas familias que sueñan con tener su casa propia, pero el alto costo de la vida y los ingresos que perciben, en algunas ocasiones les dificultan cumplir con este, sin embargo, cabe destacar que para poder aplicar en la obtención de uno, se debe cumplir con ciertos requisitos.
¿Requisitos para obtenerlo?
- Entre los principales destaca que no puede aplicar personas que ya obtuvieron un bono de vivienda anteriormente, esto debido a que solo se otorga una vez.
- Debe ser parte de un núcleo familiar constituido (madre jefa de hogar), ser un adulto mayor o persona con discapacidad.
- Si convive en unión libre, deben tener al menos tres años juntos siendo mayores de edad.
- No debe tener casa propia o más de una propiedad (lote donde pueda construir o casa que necesite muchas mejoras).
- Los ingresos brutos (sin rebajos), de la familia no deben sobrepasar ¢1.831.260. Si es por extrema necesidad, el ingreso familiar no debe pasar de ¢457.815.
- Ser costarricense o tener cédula de residencia.
De cumplir con lo requisitos antes mencionados, los interesados podrán acudir a una de las entidades autorizadas para solicitar el trámite, y que realicen el estudio pertinente para verificar que efectivamente es candidato para obtener el bono.
¿Cuales entidades brindan el servicio?
- Grupo Mutual.
- Mucap.
- Fundación Costa Rica- Canadá.
- Banco Nacional.
- Banco de Costa Rica.
- Banco Popular.
- BAC.
- Instituto Nacional de Vivienda y Urbanismo (INVU).
- Agunas cooperativas.
Sin embargo, los interesados deben de tomar en cuenta que también se realiza un avalúo del caso, en el queden presentar la siguiente información:
- Plano y plan presupuestal.
- Si tiene un lote a su nombre, presentar el plano catastral con visado municipal.
- Constancia de los impuestos municipales y territoriales al día.
- Certificación del registro de la propiedad donde indique cuál es la situación de la propiedad que se financiará. Y los estudios registrales de otras propiedades (si las tiene).
- Si no, presente opciones de compra de casa o lote.
- Fotocopia de la cédula de todos los mayores de edad que vivan en la misma casa.
- Si es para reparación, debe presentar el presupuesto de los trabajos.
- Constancia de nacimiento del registro civil de todos los menores de edad de la familia.
- Cuando el núcleo familiar es atípico (por ejemplo, una abuela con sus nietos), debe incluir certificación del Patronato Nacional de la Infancia (PANI), juzgado de familia o estudio de un trabajador social autorizado.
- Certificación del estado civil de todos los mayores de 15 años. En caso de separación o unión libre, una declaración autenticada por un notario público.
- Certificación de que no es cotizante a la Caja Costarricense de Seguro Social (CCSS), o estudio de salarios reportados en planilla a la CCSS si lo es.
- Constancia de salario. Este requisito es exigido cuando la constancia de la CCSS establece que no tiene ingresos reportados. En este caso el solicitante deberá aportar constancia de los ingresos brutos y netos, emitida por un contador público o privado. Esta constancia no deberá tener una antigüedad mayor a tres meses al momento de su presentación ante la entidad autorizada.
- Estudio de bienes inmuebles del Registro Público de la Propiedad de todos los mayores de edad.
Asimismo, Banhvi, le recuerda a los interesados que existen otras categorías de bono para poblaciones especiales, como es el caso de:
- Personas con discapacidad, la familia deberá contar con uno o más miembros con impedimento físico total y permanente, comprobado mediante un certificado médico.
- Adulto mayor: Ser mayor de 65 años y vivir solo, deben contar con una certificación emitida por un profesional con capacitación del Conapam.
- Comunidades indígenas, para estos casos la Asociación de Desarrollo debe certificar que viven dentro de territorio indígena.
